When a house actually needs rewiring
Not every old house needs one. What we look for is the state of the cable rather than the age on the deeds. Rubber or fabric covered cable, black or brown round-pin fittings, a fuse box with wire fuses, no earth to the light switches, and sockets that are warm to the touch are the ones that mean it. Houses that have had a board change but nothing else are the common half-way case, and an EICR tells you which of the two you are in.
What is included
- Every circuit taken back to a new consumer unit with RCBO protection
- New sockets, switches, light points and ceiling roses throughout
- Cable chased into the walls, run on the surface, or a mix, whichever you choose
- Channels filled and made good, ready for a plasterer or decorator
- Smoke detection wired in where it is needed
- Testing, the certificate, and building control notified through our scheme

The rewire estimator takes it further: how the cable is run, how many lights and sockets you want, whether you are living in it, and anything extra while the walls are open. The range builds up line by line as you answer.
Partial rewires
Plenty of jobs are not a whole house. A kitchen refit, an extension, a loft conversion or a garage each get priced as their own job, because a kitchen and a garage are nothing like each other in what they need. Where the rest of the house is sound, doing the part that needs it is the sensible money.
What it is like to live through
Most rewires around here are done with people still in the house. It takes longer that way, and it costs a bit more, but it works: rooms are done one or two at a time, everything is made safe and switched back on at the end of each day, and dust sheets go down before anything comes up. An empty house is quicker and cheaper if you have the option. There is a fuller answer in how long a rewire takes.
Extras worth doing while the walls are open
Anything needing its own circuit is far cheaper now than as a separate visit later. An electric shower circuit, a cooker circuit, a supply out to a shed or garden room, or a cable run ready for an EV charger all cost a fraction of what they would as their own visit, because the floors are already up and the board is already open. Say what you are thinking about and it gets priced in.
Questions people ask
Do I need to move out?
No, but it is quicker if you can. See the week-by-week answer in the timing guide.
Will the walls need replastering?
Where cable is chased in, yes, the channels are made good ready for a plasterer. Surface trunking avoids it altogether.
Is the consumer unit included?
Yes. A full rewire includes a new board with RCBO protection on every circuit, so it is not a separate job on top.
